Property Maintenance

Property maintenance is the difference between a house that slowly wears out and one that holds its condition year after year. Most expensive repairs start as small, cheap ones that nobody noticed: a downpipe that came loose and let water pool against the slab, a deck board that went soft and was never replaced, a cracked shower grout line that let moisture into the wall. Catching these early is far cheaper than fixing what they turn into.

Berwick Handyman offers planned, practical property maintenance for houses, units, rentals and small commercial premises across Berwick and the City of Casey. That can mean a one-off going-over of a property you have just bought, a seasonal check twice a year, or a standing arrangement with a landlord or agency so that small issues are handled before they become problems.

What property maintenance includes

Every property is different, so we tailor the scope. A typical maintenance visit draws from this list:

  • Walk-around inspection of the exterior: gutters, downpipes, fascias, eaves, fences, gates, paths and decks
  • Internal check of doors, windows, locks, flyscreens, wet-area silicone and grout
  • Clearing gutters and checking downpipes discharge away from the house (single-storey and accessible areas)
  • Tightening and adjusting door hardware, cupboard hinges and drawer runners
  • Re-sealing showers, baths, basins and kitchen benches where silicone has failed
  • Patching and touching up minor wall damage
  • Replacing worn door seals, weather strips and window catches
  • Checking and refixing fence palings, rails and gate hardware
  • Pressure cleaning paths, driveways and decks on request
  • Rubbish and green waste removal after the work
  • Smoke alarm battery replacement (battery-only units; hard-wired alarms need an electrician)
  • A short written report with photos of anything that needs attention beyond the visit

Why scheduled maintenance pays for itself

A maintenance schedule turns surprises into planned work. You decide when it happens, you know roughly what it involves, and nothing builds up to the point where it is urgent. That matters for owner-occupiers who would rather spend weekends doing something other than chasing faults, and it matters even more for landlords, where a small leak left alone can become a mould claim, a damaged floor and an unhappy tenant.

Regular visits also create a record. If you sell, a documented history of maintenance helps buyers trust the property. If you rent it out, records of what was checked and when protect you if a dispute comes up later.

Seasonal maintenance in the south-east

Melbourne’s south-east has a fairly predictable rhythm, and planning around it helps.

Autumn

Before winter rain arrives is the best time to clear gutters, especially in leafy streets around Berwick, Harkaway and Narre Warren North where eucalypts and oaks drop heavily. It is also a good time to check that downpipes are connected, that stormwater pits are clear, and that paths slope away from the house. Weather seals on doors are worth checking before the cold sets in.

Winter

Winter shows up where moisture gets in. Look for condensation and mould around windows, swelling doors that start to stick, and damp patches near wet areas. Inside work suits this season: patching, door adjustments, silicone and grout work.

Spring

Spring is the season for decks, fences and outdoor timber. After a wet winter, soft boards and loose palings become obvious. A spring visit can re-fix the fence, replace damaged deck boards, oil or prepare timber, and pressure clean surfaces that have greened over.

Summer

Before the hot months, check flyscreens, door closers, outdoor shade structures and anything that needs to handle heat. Summer is also a good time for exterior paint touch-ups once timber has dried out.

Maintenance for different property types

Family homes

For owner-occupiers, maintenance usually means a twice-yearly visit covering gutters, wet areas, doors and outdoor timber, plus whatever the household has added to the list. We can keep a running record so each visit picks up where the last left off.

Rental properties

For landlords, we focus on compliance-adjacent items and preventing tenant complaints: secure locks and latches, working flyscreens, sound wet-area seals, safe steps and handrails, and fences that keep pets in. We provide photos for your records. Note that formal rental minimum standards and safety checks such as gas and electrical safety must be done by the relevant licensed trades; we can work alongside those visits.

Units and townhouses

Smaller properties often share walls, fences and driveways, so we take care to stay within your lot and coordinate with owners’ corporations where needed.

Small commercial sites

Shops, offices and clinics need doors that close, signage that is secure, toilets with sound fittings and clean entrances. See our commercial handyman page for more.

How a maintenance plan works with us

1. Initial walk-through

We start with a thorough walk-through, either as part of the first maintenance visit or as a quote visit. We note the condition of each area and photograph anything that needs attention.

2. Agreed scope

You receive a written scope listing what will be checked and done each visit, and anything outside that scope we found and recommend fixing. You choose what goes ahead.

3. Regular visits

At the agreed interval, we come back, complete the scope and update the report. If tenants are involved, we can coordinate access through you or your agent.

4. Clear records

Every visit ends with a short summary and photos. Over time, this builds a maintenance history of the property.

Signs your property needs attention now

Some things are worth acting on straight away rather than waiting for a scheduled visit:

  • Water marks on ceilings or walls, or a musty smell in a room
  • Gutters overflowing in rain, or water pooling against the house
  • Doors or windows that suddenly start sticking or will not lock
  • Cracks in plaster that are getting wider
  • Soft or springy deck boards, or wobbly handrails on steps
  • Fence panels leaning or posts moving at the base
  • Silicone around the shower that is black, peeling or missing

If you notice any of these, send a photo through our quote form and we will advise on next steps.

Working safely around the property

Maintenance often means ladders, gutters and outdoor work. We use appropriate ladders and work positioning, and we do not do roof work on steep pitches or two-storey roofs without proper access equipment. If a job needs scaffolding or a height-safety setup beyond what a handyman visit allows, we will say so and point you to the right service.

What property maintenance does not cover

We do not carry out licensed work: electrical, plumbing connected to water or waste, gas, or structural building work. We also do not do pest inspections, pool safety certification or building inspections for purchases. Where one of these is needed, we will recommend the right professional.

Areas covered

We provide property maintenance across Berwick, Narre Warren, Hallam, Hampton Park, Lynbrook, Lyndhurst, Harkaway and the three Narre Warren districts north, south and east. Larger acreage properties in Harkaway and Narre Warren North have their own considerations, such as long fence lines, sheds and water tanks, and we are happy to scope those separately.

Keeping costs predictable

We do not publish rates, because every property and scope is different. What we do provide is a clear written quote before any work, so you know what is included and can decide what goes ahead. For ongoing arrangements, we agree a scope per visit so there are no surprises.

Getting started

The easiest way to begin is a one-off maintenance visit. Tell us about the property, its age and type, and anything you already know needs doing. Attach a few photos of the exterior and any problem areas. We will come back with a proposed scope and a free quote, and you can decide whether to make it a regular arrangement after you have seen how we work.

A sample maintenance checklist

To give you a sense of what a thorough visit looks like, here is the kind of checklist we work through on a typical brick veneer home in Narre Warren South or Hampton Park. Every property gets its own version.

Outside

  • Gutters clear, brackets secure, no sagging runs
  • Downpipes connected and discharging into stormwater, not onto the slab
  • Fascias and eaves sound, no soft timber or gaps for birds and possums
  • Fence palings, rails and posts firm; gate latches catching
  • Deck boards sound, no protruding screws or nails, handrails firm
  • Paths and driveway free of trip lips; weeds cleared from cracks on request
  • External taps not dripping (we report leaks for a plumber)
  • Letterbox, house numbers and clothesline secure

Inside

  • Every door opens, closes and latches; locks work
  • Windows open, close and lock; flyscreens intact
  • Shower, bath and basin silicone sound; grout not cracked or missing
  • No signs of leaks under sinks or around toilets (reported for a plumber)
  • Cupboard doors and drawers aligned and running
  • Smoke alarm batteries checked on battery-only units
  • Walls checked for new cracks, dents and holes

Maintenance for older homes

Some homes in Berwick near the old village, and some farmhouses and older weatherboards around Harkaway and Narre Warren North, need extra attention. Timber weatherboards need regular checks for paint failure and rot. Older roofs may have more gutter joins that leak. Windows may be timber sash with cords and weights. Floors may be on stumps that settle. A maintenance plan for these homes usually includes closer checks of timber and paint condition, and a running list of carpentry repairs prioritised by urgency.

Maintenance for acreage and rural-residential blocks

Larger blocks in Harkaway, Narre Warren North and Narre Warren East come with more to look after: longer fences, more gates, sheds, outbuildings, water tanks and sometimes animal enclosures. We can include fence line walks, gate re-hanging, shed door repairs and general outdoor carpentry. Where tanks or pumps need attention, we will flag it for the right trade.

Working with your budget

A maintenance plan does not need to fix everything at once. We sort the items we find into three groups: urgent (safety or likely to get worse fast), soon (worth doing in the next few months) and later (cosmetic or low risk). You decide what to do now, and the rest goes on the list for the next visit. That keeps the work manageable and the property steadily improving.

Frequently asked questions

How often should a house have maintenance done?

For most homes in Berwick and Casey, two visits a year works well: one in autumn before the winter rain, and one in spring for outdoor timber, fences and decks. Rentals and leafy blocks may benefit from more frequent gutter checks.

Can you provide reports for my rental property?

Yes. Each visit ends with a short summary and photos of what was checked and done, plus anything we recommend for later. This gives landlords and agents a clear record.

Do you do building or pest inspections?

No. We are a handyman service, not building or pest inspectors. We can fix the maintenance items those inspections identify.

Will you clean gutters on a two-storey house?

We handle single-storey and safely accessible areas. Two-storey or steep roofs that need specialist height access are outside a standard visit, and we will tell you if that applies.

Can tenants book you directly?

We prefer access to be arranged by the owner or property manager so the scope and approval are clear. We are happy to coordinate times with tenants once the work is approved.
